PROPERTIES WITHIN KANSAS CITY, MO CITY LIMITS:
In order to comply with Chapter 38 of the Code of Ordinances for Kansas City, MO, we are not permitted to provide information regarding rental qualifications until you have submitted a rental application and paid the application fee.

We accept all lawful and reasonably verifiable sources of income and do not give preference to one source of income over another. Reasonable rental standards are applied uniformly and equally to all applicants.
The following policies and procedures are followed for all applications:
All applications must be accompanied by documentation that demonstrates verifiable monthly income, a current photo ID issued by a state or federal government, rental or mortgage history, and the application fee. If an application is missing any of these items, one contact will be made requesting these documents.
Non-Kansas City, MO Properties
The following screening criteria generally apply to all applications unless otherwise stated in the property's listing.
Credit Qualifications
- Minimum credit score of 630.
- Credit history will also be evaluated for payment history, collection accounts, judgments, bankruptcies, and overall creditworthiness.
Income Requirements
- Gross monthly household income must be at least three (3) times the monthly rent from lawful and verifiable sources.
Rental History
Applicants should have positive and verifiable rental history, when applicable.
Applications may be denied based on:
- Eviction judgments or unlawful detainer actions within the past seven (7) years.
- Unpaid landlord collections or housing-related judgments.
- Material lease violations or a documented history of repeated late rental payments.
Financial Qualifications
Applicants must demonstrate the financial ability to satisfy the obligations of the lease.
As part of the screening process, TM3 Realty & Property Management may consider factors including, but not limited to:
- Verifiable income
- Recurring monthly debt obligations
- Outstanding collection accounts
- Payment history
- Debt-to-income ratio
- Bankruptcy history
- Consumer credit report information
- Other relevant financial information obtained during the screening process
Applications indicating an unacceptable financial risk or insufficient ability to meet the financial obligations of the lease may be denied.
Required Documentation
Each applicant age 18 or older, including guarantors, must submit a separate application.
Applicants must include:
- Government-issued photo identification
- Documentation verifying current income
- Additional documentation reasonably requested during the screening process
- Payment of the application fee
Incomplete applications may not be processed until all required information has been received.
Multiple Applications
If multiple qualified applications are received for the same property, the application that best satisfies the published screening criteria may be selected.
